The Brief

This project involved a rental property with a gap between tenancies. The brief was to extend the existing kitchen and create an open-plan layout, improving the space's usability while adding long-term value to the property. The works needed to be carried out efficiently and in keeping with the character of the cottage and its surroundings.

The Work

We completed a rear extension to enlarge the kitchen area, strictly in accordance with the approved drawings. Structural alterations included installing a steel beam at the rear of the property to accommodate the new open-plan layout.

Access to the site was particularly challenging due to the property's nature. Still, with careful planning and the use of specialist plant, we were able to carry out the works safely and effectively. In addition to the building works, we completed the external landscaping to create a practical seating area at the rear of the cottage, making better use of the limited outdoor space.

As part of the project, no kitchen installation was included, and a full rewire of the electrics was carried out to bring the property up to modern standards.

The Result

The finished extension provides valuable additional space and a much-improved layout, making the property more attractive and functional for future tenants. The new works sit comfortably with the existing building, maintaining the character of the cottage and the appearance of the front elevation, while remaining in keeping with neighbouring properties.
